1) GENERAL PROVISIONS

A. The contractor shall perform the work specified at the direction of the management, the contractor shall be obligated to investigate on any situation within the scope of these specifications.

2) SPRING CLEAN-UP

Spring clean-up shall consist of the following work to be completed as soon as weather permits and no later than May 15th.

A. All turf areas will be power raked to remove thatch.

B. Blow around buildings and rock beds to remove leaves and debris.

C. Hand rake/blow around trees and compressed areas.

D. Vacuum turf area to remove thatch and debris.

E. Sweeping of drives and streets not maintained by city.

3) LAWN MOWING

Lawn mowing is to be completed on a weekly basis, weather permitting. Mowing shall be permitted between the hours of 8:00am and 6:00pm Monday thru Friday. No mowing shall be done on weekends except in extreme weather conditions.

A. Maintain a cutting height of 2.5" to 3" during normal soil conditions.

B. Blow excess grass clippings from sidewalks and driveways after each mowing.

C. Grass clippings are to be removed or mulched from turf areas during excessive growth periods.

D. Trimming shall be performed after each mowing, around poles, trees and other obstacles.

E. All debris and litter shall be removed before each mowing to keep a neat appearance.

4) TREE AND SHRUB CARE

A. Shrubs shall be prunned 2 times during the growing season to keep correct shape.

B. Trees will be manicured to remove suckers and dead limbs up to a height of 10ft. (Planted trees in development)

C. All debris from pruning and dead limbs shall be removed and disposed of.

5) EDGING

A. Edging of curbs and shall be performed twice during the growing season.

B. All grass and dirt from edging shall be removed.

6) POND SERVICES

A. Pond shall be cleaned of all debris within 3ft. of shoreline, every mowing.

7) ROCK BEDS

A. Round Up will be used to control unwanted vegetation in rock beds, Spraying will be done as needed to keep weed free appearance.

8) FALL CLEAN-UP

A. Fall clean-up shall consist of the same as spring clean-up with the exception of no dethatching or sweeping of drives.

B. Fall clean-up shall be completed by Nov. 15th

9) FERTILIZING AND WEED CONTROL

A. The turf area shall be fertilized 3 times during the growing season and applications will depend on soil conditions. (Lesco high grade slow release fertilizer)

B. Only slow release fertilizers will be used to ensure the safety of our environment, at least 40% of N will be slow release form.

C. Pre-emergent or Post-emergent herbicide shall be applied to control crabgrass.(Drive selective Herbicide)

D. Post-emergent herbicide shall be applied 2 times during the season to control broadleaf weeds.(Momentum Fx Herbicide)

10) EXTRA SERVICES

Best Outdoor Services Inc. performs 4 season maintenance which also includes for an additional charge:

1. Core aerification
2. Resodding/Reseeding
3. Tree and shrub planting/removal
4. Soil analysis
5. Landscape services (Rock, Edging, Etc.)

11) SNOWPLOWING

A. Snowfall of 1.5 to 6 inches shall be cleared within 12 hrs. of cessation of snowfall. (All drives and sidewalks)

B. Snowfall over 6 inches shall be cleared within 18 hrs. of cessation of snowfall. (All drives and sidewalks)

C. Residents are responsible for clearing within 12" of their garage doors.

D. Open ups of roadways will be completed when there are snowfalls of 4" or more.

E. Mailboxes and fire hydrants to be cleared within 12 hours of cessation of snowfall.

F. Sanding is $0.00 per ton (Sand/Salt mixture)

G. All damage from snow plowing operations shall be repaired by May 15th. (Considering Best Outdoor Services performed the plowing operations for that year)

12) TERMS AND CONDITIONS

A. Contract will be in effect from April 1st 200_ thru March 31st 200_.

B. Contract can be cancelled with a 30 day notice by either party.

C. Contractor shall carry all necessary insurances, including $2,000,000 general liability and $300,000 of auto liability and workers compensation insurance. Also all necessary state licenses.(Fertilizer, Herbicide)

D. Payments will be due by the 1st of the month. Payments not received by the due date shall be subject to a 1.0% late fee.(Net 30 Days)

E. Compensation for this contract shall be: $0.00 per month plus applicable sales tax.

F. State sales tax applies April 1st thru October 31.
